No. Checking your eligibility to apply involves no credit inquiry. If you decide to apply, the lender uses a soft credit inquiry, which does not impact your credit score. A hard credit inquiry is only performed if you choose to accept a loan offer from the lender and finalize your loan application.
Financing happens in four simple steps:

Zook Cabins Financing is available to borrowers with credit scores starting at 550. However, other factors determine whether an application will be approved, such as income, debt, and credit history. Not necessarily. Owning the property is one path to qualifying, but you may also qualify based on ownership of your primary residence — even if you don't own the land where the park model is located. If neither applies, our third-party chattel loans offer loans that do not require land ownership.
The cost depends on which model you choose and the ZIP code we deliver to. Zook Cabins offers a variety of park models ranging from 200 to 400 sq ft, priced from $80,000 to $160,000. Zook Cabins Financing offers two paths with different loan limits. Path 1 — if you own the land where the park model will be located — allows financing up to $200,000. Path 2 — if you own your primary residence but not the property where the park model will be located — allows financing up to $100,000. If you need financing above $200,000, our third-party chattel lending partners may be able to assist with loans up to $450,000 — with a limit of one park model per loan.
Zook Cabins Financing offers fixed-rate loans with terms of 5, 10, 15, or 20 years (60, 120, 180, or 240 months). These are fixed rates for the life of the loan — no adjustable rates, no surprises. Use the Payment Estimator to compare payment terms side by side.
Zook Cabins lending partners have no minimum down payment requirement — you can finance up to the full purchase price. A small deposit may be requested by Zook Cabins. For customers who do not qualify for Zook Cabins Financing, our third-party chattel loan is also available but requires a minimum of 5% down for primary residences and 20% for vacation homes.
Your first payment is usually due after your park model is delivered. It is extremely rare for a customer to make a payment before the delivery date.

Zook Cabins Financing (Path 1 — up to $200,000) is available in all U.S. states for customers who own the land where the park model will be located. Path 2 (up to $100,000, based on primary residence ownership) is available in all states except New York and Massachusetts. Customers not eligible for either path may still qualify for a third-party chattel loan through one of our lending partners available in all 50 states.
Zook Cabins Financing offers same-day approvals in most cases, and proof of income documents may not be required. Customers who do not qualify for Zook Cabins Financing may still qualify for a chattel loan through a third-party lending partner. Chattel loans typically have an approval timeline of 1–3 months and require full income verification.
When Zook Cabins customers do not qualify for Zook Cabins Financing, a Chattel Loan is a great second option! A chattel loan is a non-mortgage loan secured to the park model itself — not the land it sits on. You don't need to own the property where the park model will be located. Our third-party chattel lending partners offer loans for park models on private property, family land, or in a community, with loan amounts up to $450,000 and terms up to 25 years. Chattel loans are limited to one park model per loan. For example, a customer purchasing two park models would need to take out two separate chattel loans.
No. A park model is its own category of factory-built home and is not a mobile home, manufactured home, or modular home. The distinction matters because it affects which loans you qualify for and how your local permits are handled. See our guide on the differences →
It can be tricky. Park models are easy to misclassify, so most local-bank loan products are not a fit. A park model generally does not qualify for the following, and it is rare that these loan types allow a park model or tiny home:
  • Construction loans
  • Renovation loans
  • RV loans
  • Manufactured-home loans
  • ADU loans
  • Mobile-home loans
However, this is slowly starting to change! More local banks are beginning to offer financing for park models. Just make sure the local bank understands what a park model is before you apply. It's common for the local bank to approve your application, only for the underwriting department to deny it right before closing. So it is always best to show your local bank representative the pictures, specifications, and floor plans of the park model before completing an application. Some loan products that can work include a home equity line of credit (HELOC), a personal line of credit, or a personal loan — which can also be useful for financing site preparation. Possibly. Connecting utilities to a park model may require permits, so the first step is to contact your local building authority about requirements and timelines. Be sure to explain that a park model is not a mobile, manufactured, or modular home, and show them the specifications, pictures, and floor plans of the model you plan to purchase. Zook Cabins recommends one of two foundations: a 4-to-5-inch pad of compacted crushed stone, or a poured concrete pad. The park model stays attached to its wheels and is then blocked up and leveled on wood or masonry blocks for stability — it should not be set directly on the ground. The site itself should be level, firm, and graded so water drains away from the home. See our full setup guide →
You are responsible for connecting electrical, water, and sewer — Zook Cabins does not perform on-site utility hookups. Depending on the model, the home needs either a 50-amp or 100-amp electrical service. Water uses a standard garden-hose connection, and for sewer a 3-inch drain line is recommended (an RV sewer hose also works). Remember to winterize the lines to prevent freezing.
The delivery path must be clear, level, and on firm ground, with at least 16 feet of horizontal and vertical clearance on straight drive-through sections; corners need 16 feet plus the width of the park model. Watch for low branches, wires, and narrow driveways. Mark all utility lines so they are not damaged, and send photos of the site and a video of the transport path to your Zook Cabins contact ahead of time.
Park models are delivered fully assembled. You will be contacted when the truck is en route, and you should plan to meet the driver on site to guide placement. When the site is ready, delivery typically takes only 1 to 2 hours, after which you walk through the home with the driver and sign the delivery work order. If the truck cannot reach the pad, a skid-loader rental can be arranged to pull the home into place for an additional charge. Zook Cabins also offers Set Packages for those who prefer not to set the park model themselves — ask your sales rep for more info.
You have two options. Do it yourself (or hire a local contractor): final setup involves leveling the home (raising one side at a time and blocking it, with stacks no more than 8 feet apart), installing tie-down anchors about every 8 feet to guard against high winds, connecting utilities, and adding skirting around the base. Many owners also add a deck to expand the living space. Or choose a Set Package from Zook Cabins — a "Done-For-You" setup option for customers who prefer not to set up their own park model; just ask your sales rep for a quote.
